SMSF Commercial Property Loans

The rules changed on 10 August 2026. A self managed super fund can now only take out a new loan to buy business real property: premises used wholly and exclusively in a business, such as the office, warehouse, shop or industrial unit your own business trades from, or one leased to another business. Residential property can no longer be financed with a new SMSF loan. Loans set up before that date, refinances of them, and contracts exchanged before then are unaffected, as the ATO explains. We arrange commercial SMSF lending with lenders who understand the limited recourse structure, working alongside your accountant and financial planner.
