How much can a doctor borrow?

It depends on your income, your debts and your living costs.

Each lender also sets a limit on how much it will lend without LMI, and at some lenders that runs into the millions. Send us your payslips, or your tax returns if you are in private practice, and we will tell you how much you could borrow.

Private practice, contractors and locums

Lenders read employed, private practice, contractor and locum income differently. Payslips work if you are employed. If you are in private practice, or work as a locum or contractor through your own ABN, lenders usually want your tax returns. Some lenders want most of your income to come from your medical work. We look for a lender that suits how you are paid.

What do lenders ask doctors for?

Your AHPRA registration and proof of your income.

  • Your registration: some lenders want general or specialist registration. Others accept provisional or limited registration, which helps interns and doctors in supervised practice.
  • Your income: payslips if you are employed, or tax returns if you are in private practice.
  • The loan: some lenders also waive LMI when you refinance, build or renovate, and some allow investment loans, sometimes with a bigger deposit.
