Nurse home loans
Home loans for nurses and midwives
You look after everyone else. Some lenders look after nurses and midwives in return: they lend you more, skip lenders mortgage insurance or pay cash back. We search a panel of 75 lenders and tell you who's offering what right now.
Can nurses get a home loan without LMI?
You may be able to. Some lenders waive lenders mortgage insurance for registered nurses and midwives.
LMI is a one-off cost most lenders charge when you borrow more than 80% of the property's value. Some lenders waive it, or cover it for you, if you are a registered nurse or midwife. Conditions apply, so ask us who's offering it right now.
Buying your first home? The Australian Government 5% Deposit Scheme can also mean no LMI with a 5% deposit, whatever your job (price caps apply). We check which one gets you the better result.
How much can a nurse borrow?
It depends on your pay, your debts and your living costs. Your shifts can lift it.
- Overtime: most lenders count only part of it. Some count all of it if you are a nurse or midwife in a hospital.
- Penalty rates and shift allowances: some lenders count all of them, others only part.
- Agency shifts or a second nursing job: at least one lender counts a second job in health with no minimum time in it. Others want 6 to 12 months in it first.
- Salary packaging: each lender reads it differently, so bring your packaging statement.
Send us your last two payslips and we will tell you how much you could borrow.
Cash back and special rates for nurses
Some lenders pay health workers cash back when you buy or refinance. That can cover your loan costs, and even part of your first repayment. Some also offer health workers a special rate. Conditions apply, and offers come and go, so ask us which ones are running right now.
From lenders' own product sheets, policy documents and broker offers we hold, checked 14-10-2026. Offers change and end without notice, and conditions apply. General information only, not credit advice, and it does not consider your objectives, financial situation or needs.
How we help
Send us your last two payslips. We tell you how much you could borrow and which deals you qualify for.
Then we do the paperwork and deal with the lender, from pre-approval to settlement, around your roster. Our home loan service costs you nothing: the lender pays us when your loan settles. We are a veteran-owned brokerage: we know service life, and we know how lenders read shift pay.

Common questions
Questions from nurses and midwives
Are nurses exempt from LMI?
Not automatically, but some lenders waive LMI for registered nurses and midwives. Conditions apply, so ask us who's offering it right now. First home buyers can also look at the 5% Deposit Scheme.
Which banks waive LMI for nurses?
Several do, and the list changes often. Ask us and we will tell you who's offering it right now, and which one suits you.
Do enrolled nurses qualify for an LMI waiver?
It depends on the lender, so ask us what is available for your registration. You can still get a home loan, and the 5% Deposit Scheme does not depend on your job.
Do agency shifts count?
They can. At least one lender counts a second job in health with no minimum time in it, others want 6 to 12 months in it first, and at least one caps the total hours it counts across all your jobs. Tell us about every job before we pick a lender.
Does salary packaging count?
It can. Each lender reads salary packaging differently, so bring your packaging statement and we can look for one that counts it well.
