The DHOAS rate shown is the scheme's published median figure used to work out the subsidy; it is not a loan interest rate offered by us or any lender. Your actual subsidy depends on your eligibility, your tier, your subsidy certificate and the figures current when you apply, which change (the loan limits yearly and the rate monthly). The Defence Home Ownership Assistance Scheme, its calculator and your subsidy certificate are the authority: confirm your position at dhoas.gov.au.
Assumptions (you can change these)
The subsidy is worked out the way DHOAS publishes it: 37.5% of the median monthly interest on the subsidised portion of your loan, over a notional 25-year (300-month) loan, regardless of your actual loan term or rate. The subsidised portion is your loan amount capped at your tier's subsidised loan limit, so borrowing above the limit does not increase the subsidy.
The three tiers are set by your length of effective service and each has a subsidised loan limit equal to a fixed share of the Average House Price. The values built in are the figures in force for the 2026-27 year (from 1 July 2026):
- Tier 1 (about 2 years permanent or 4 years reserve effective service): limit $455,622, 40% of the Average House Price.
- Tier 2 (about 4 years permanent or 8 years reserve): limit $683,433, 60%.
- Tier 3 (about 8 years permanent or 12 years reserve): limit $911,244, 80%.
The Average House Price behind these limits is $1,139,055 as at 1 July 2026. DHOAS reviews the limits every year on 1 July, and the median rate every month, so all three figures above are editable here. The rate is capped at 8.95%, as the scheme caps it. The default rate is the scheme's published median for July 2026.
This calculator does not check your eligibility, your accrued service credit or the maximum period you can receive the subsidy (generally up to 20 years, or 25 with warlike service). It assumes you hold, or will hold, a valid DHOAS subsidy certificate and take the loan with an approved DHOAS lender. Eligibility, the tiers, the limits and the rate are all set by the scheme.
